House Lannister has a very favourable floor plan with two connected wings in cubic form with glass, steel and concrete construction. Together, they offer both warm open spaces for socializing and a more secluded private sphere.
THE ENTRANCE
Already when approaching the villa, you get a feeling of perfect balance. When stepping inside, this home welcomes you and your guests with a stately marble doorway.
There is also an inner hallway with clothes storage as well as a changing room. Here is the entrance to spa area. From the hallway there is access to a guest toilet with marble walls and custom-designed marble sink.

Kitchen & dining room
The specially designed kitchen is at the heart of the house and features a walnut design throughout with 3-meter-high cabinets, marble drawer fronts, granite countertops and all integrated appliances and wine coolers from Gaggenau.
The large, beautiful dining table seats up to 16 people and is built of the same materials as the kitchen worktops, creating a consistently comfortable flow.
Adjacent to the kitchen with separate entrance there is a laundry room with stone floor, walnut walls and a separate shower for children or dogs. There is a built-in BE WTR water purification station with filtered and carbonated water.
THE Lounge
From the dining room you get to a splendid lounge and TV room with its motorised 65-inch TV folding down from the ceiling.
Half a floor down we find a wonderful lounge area with soft silk carpet, sofas of a full seven meters length and a unique five meters long sofa table in solid teak. This very special interior, together with the large window sections, let the fabulous views of the sea and nature in, further underlining what a fantastic feeling the house conveys in every detail.

There is a special flow of light throughout the whole level. The access to the garden and the pool through floor-to-ceiling glass doors is convenient and makes you embrace the landscape to its fullest.
SPA AREA
Indulge yourselves with showers equipped with both jets and waterfalls, an oval bathtub, sauna with double Huum heaters, solid heat-treated aspen lava and large glass windows. From the spa you will have direct access to the pool, the terrace and the sea.
UPPER LEVEL WITH SEVERAL EN SUITE BEDROOM AREA
From the entry level, stairs with walnut wall panels lead up to the upper level which has two separate bedroom sections – one for private use and one for visiting guests or nannies, each with several bedroom suites.
The private bedroom section of the upper level has a combined office and bedroom with large windows and a corridor with walnut flooring and black Krion walls. There are four bedrooms with en-suite self-designed marble bathrooms, and an extra bedroom that can be used if needed.
In this section you will find the spectacular master bed with soft silk carpets, bathroom en suite and a generous walk-in closet. From here the sea view is simply outstanding.
The second wing is arranged as a separate living area with living room, an additional marble bathroom and two bedrooms, one of which has a stunning window overlooking the sea.
Both bedroom sections are well separated from the social areas and have Daikin air conditioning throughout.
Lower level with wine cellar, cinema, and garage
A staircase leads down to the lower level of the house. Here there is a large and inviting lounge with bar, areas for an art collection and a wine cellar with over 1,000 carefully selected wines stored behind glass walls.
Adjacent to the lounge there is a generous three-level cinema room with a 4K professional cinema projector: Euroscreen Frame Vision with 350 x 149 cm screen area and a premium sound system with Sonance Atmos speakers and Bose Acoustimass. The walls are covered with black Krion panels and the floor has a soft silk carpet. Enjoy a great film in company of family, friends or your loved one in the specially designed velvet sofas.
From the large windows of the cinema, you can see the magnificent garage with marble walls. The garage is accessed through a ramp under the house. Here there is space for up to five cars out of which four can be charged simultaneously. There is a separate loudspeaker system for the garage area.
The gym of House Lannister is also located on the lower level. It has specially designed training equipment made of solid walnut from NOHrD. The space has walnut walls with generous mirrors, a Sonance speaker system and a kitchenette with integrated Gaggenau refrigerator.
On this floor we also find clothes storage, a technical room and a storage room.
Relax in the garden
The garden offers an inviting heated infinity pool and generous patios. Here you will find Bookmatch granite tables for 12 persons and an outdoor kitchen with both fridge and wine cooler. The outdoor area has an integrated Sonance outdoor sound system.
The villa is surrounded by flat grassy areas facing the sea where a dock which has a lighted helipad. Mr Charles will be delighted to offer you private helicopter transfer options.
THIS HOUSE LANNISTER is high-tech
House Lannister has a state-of-the-art technical system to make your stay as comfortable as possible. Apart from the technical details stated above, there is an advanced VRV air conditioning from Daikin in all living spaces. The house has a Virus/Antibacterial removal system throughout the house and a Swegon FTX Gold ventilation system.
The temperature is always perfect thanks to a IVT Premiumline HQ geothermal heat pump as well as dual Daikin Hydroboxes providing energy for the underfloor heating, ground heating and pool heating.
There is waterborne underfloor heating in all rooms including the garage. Thanks to the underfloor heating in the garage and in main entrance it is possible to avoid icing during the coldest months of the year.
The villa has a fast internet fiber connection from Telia with 1000/1000Mb speed. The triple Wi-Fi network with separate 2.4Ghz for IoT and outdoor antennas provide for the very best user experience.
When staying in House Lannister you and your belongings are always safe – also when you are not at home, thanks to an advanced alarm system. The control system via Control4 provides access from anywhere in the world.
The villa has electricity with three-phase 100A with access to 125A. The pool has automatic saltwater filtration. The sound systems cover both indoors and outdoors areas via built-in Sonance and Bose speakers. The garden is equipped with an irrigation system via Hunter BTT.
